Deposit: To guarantee your reservation, a deposit of fifty (50%) percent is required. (in full for stays of less than one week) Reservations made by parties outside of the U.S. are due in full at the time of the reservation.
Cancellation of the reservation, or any portion thereof, made thirty (30) days or more prior to the reservation date will be refunded in full, less an administration fee of 10% of the total rental fee. Weddings, Special Events, stays of more than one week or including holidays require 60 days notice of cancellation for a deposit refund in full, minus a 10% administration fee. Deposits and fees are converted to payment after the cancellation deadline and will not be returned without the minimum required notice of cancellation. In no event will a 'no-show', emergency or early check-out be refunded, since re-renting will not be possible with such late notice. Cancellation dates and balance due dates are based on original reservation dates, not reschedule dates. We will gladly reschedule your reservation and/or special function at no charge with the required notice. However, second and later reschedules will incur a 10% administrative fee based on your original total amount. There is a three night minimum stay required for all holiday or farm rental functions.
No Tipping: There is no tipping for staff of The Gardener's House. All other policies involve making your stay enjoyable and comfortable. Please note that the State of North Carolina does have a 12% Sales & Lodging Tax, which we are required by law to collect for stays of less than 180 days.
Non-Smoking: Many guests at the Gardener's House are health conscious and/or sensitive to tobacco smoke. There are three covered outdoor areas provided for smokers. The Gardener's House at Frog Holler is a non-smoking establishment for your health and the health of those that follow. Please respect this as we will enforce any violation with an additional cleaning fee.
Pets are always very welcome if accompanied by responsible pet owners. There is a $25 fee for pets. Pet owners are responsible for their pets and any and all damages incurred to the premises during their stay.Pets are not allowed near the poultry and rabbit fence. Unauthorized pets will incur an additional fee.
Acts of Nature, etc.: The staff of The Gardener's House does everything possible to make your stay comfortable, relaxing and pleasurable but is not responsible for damages or inconveniences caused by acts of nature or anything that is not in it's control, including but not limited to too much rain, too little rain, temperature, wind, storms, etc.
Maid Cleaning Service: If you are enjoying an extended stay at The Gardener's House, cleaning service is available as needed at an hourly charge.
